Residential Inspections

Structural/Mechanical Inspections are performed to the Standards of the Texas Real Estate Commission (TREC) and the American Society of Home Inspectors (ASHI).  The inspection guidelines mandated by both of these Authorities makes our inspections and reports far superior than the normal Inspector who goes no further than inspecting under the minimum guidelines set by the Texas Real Estate Commission.

When shopping and comparing prices, ask questions pertaining to the inspector’s experience level.  The lower the Inspectors TREC License number relates to how long he has been inspecting houses.  Those numbers can range from 00001 – 20,000+ which translates into +30 years to less than 1.   Ask about affiliations concerning membership in Professional Associations.  If he belongs to none, how serious is he about his trade.  Be especially leery about Multi-Inspection Company's  providing kick-backs to the Real Estate Company who recommends them.  Be leery of those boasting having performed thousands and thousands of inspections, do the math, when the average inspection takes 3-4 hours to accomplish and then the time needed to produce a finished report, there are just so many hours in a day.

Listed below are the fees associated with the residential inspections.  For fees concerning commercial real estate, please contact us.

Slab Foundations
  • Up to 2000 sq ft. = $375.00 (minimum)
  • 2000 sq ft - 2500 sq ft = $425.00
  • 2500 sq ft - 3000 sq ft = $475.00
  • 3000 sq ft - 3500 sq ft = $525.00
  • Anything over 3500 sq ft please contact me.
  • Homes Built Prior to 1970 – please call for pricing
  • Re-inspections/follow-ups = 1/2 of original inspection, please call to confirm cost.
Pier and Beam Foundations  - in addition to the above fees if the structure has a pier and beam foundation or crawl space there is an additional $150.00 minimum on homes under 2,000 sq. feet .  For structures greater than 2,000 sq. feet, please contact Bruce Carpenter for quotes.
Ancillary Services 
  • Detached Buildings = $100.00 min.
  • Boat Houses = $150.00
  • Sprinkler Systems = $50.00 min.
  • Septic – Flow Evaluations = $150.00
  • Wood Destroying Insect Inspections (WDI) Inspections = $125.00 plus sales tax. Currently working under the business license of Pest-Pro Services.  Please note:  Since 1975, Bruce Carpenter has been licensed by the Texas Structural Pest Control Board and the Texas Department of Agriculture as a Certified Applicator, license no.:0558303.
Most credit cards are accepted but due to credit card fees please note that a 3% additional charge will be added to your bill to compensate for those said charges.
We have SUPRA keys for access in Longview, Tyler and surrounding areas.

All reports with digitals are generated by computer and are e-mailed or faxed within 12 to 24 hours after the inspection.
